In a written communication dated September 23, HHHunt Verada LLC withdrew their applications for the Verada subdivision in Hanover County adjacent to Wyndham.
At the time, no reason was given for the withdrawal, but on October 21st a new application was filed for a 58 home development on the 367 acres. To facilitate the proposal they have requested rezoning of the Property to the RC, Rural Conservation District. The Hunting Hawk Golf Club is a part of the application but will not be affected by the rezoning.
An RC (Rural Conservation District) in Hanover County, Virginia, is designed to provide low-density, single-family residential development in rural areas while protecting natural, cultural, and agricultural resources.
- Dual Components: The zoning district consists of a residential area (containing clustered parcels) and a conservation area (including resource protection areas [RPAs], slopes exceeding a 25% gradient, and environmental, historic, or cultural resources).
- Preservation Lots: The conservation area may include one or more preservation lots that permit a single-family dwelling, subject to specific topographical and site conditions.

The Wyndham HOA was told that residential lots will be approximately 1 acre and the golf course will be considered the conservation area.
The author’s interpretation after reading the Hanover code in place today is that categorizing this type of plan (1 acre lots adjacent to an operating golf course) as rural conservation district is a stretch and a play to gain a tax break on the golf course property.
